We have been selected by the Maryland-National Capital Park and Planning Commission / Prince George’s County (M-NCPPC/PGC) to explore redevelopment opportunities on 60 acres of the former Glenn Dale Hospital property. You may recall that we conducted a market feasibility study of the Glenn Dale site last year. Locally and nationally recognized for our work in creating and revitalizing communities through adaptively reuse of historic sites, the Alexander Company is now leading a team of highly-skilled professionals to assess the adaptive reuse of the historic site and develop new plans to bring something truly special to the surrounding community and to Prince George’s County.
It is our commitment to ensure that you, our neighbors, have the opportunity to share your ideas and feedback about this redevelopment. To that end, we are hosting a community listening session and welcome you to attend.

We will explore several concepts, construction types and programming to complement the existing historic structures and maintain a campus-like setting. To ensure compatibility with the surrounding communities, our plans will also include an evaluation of vehicular and pedestrian circulation, parking, open space, community amenities, and utility infrastructure. We anticipate that our study will take approximately seven months to complete before we present our recommendations to M-NCPPC/PGC.

The former Glenn Dale Hospital site, located in Glenn Dale, Maryland, is situated on the east and west sides of Glenn Dale Road (MD 953) and north of Annapolis Road (MD 450). The property consists of 210 total acres; 60 acres are part of the original site and include the 23 historic structures on a campus-like setting. This federally owned institution opened in 1934 as a tuberculosis hospital and sanatorium, and later closed in 1982.
In 1995, the entire site was acquired by M-NCPPC/PGC. Shortly after this acquisition, the Maryland legislature passed a law mandating any redevelopment of the 60-acre core of the former hospital site be developed as a Continuing Care Retirement Community (CCRC). It was also determined that the 150 acres of remaining land would be reserved for park land. In 2017 after an exhaustive feasibility study, it was determined that a CCRC would not be viable and the CCRC use mandate was lifted earlier this year.
